We often get asked why we charge for a roof leak investigation but provide quotes for roofing works.
The key difference is this: A quote is provided when the scope of work is already clear.
For example, replacing a section of roof sheets, installing new guttering, or carrying out a roof restoration. In these cases, we can visually assess the works required and price them accordingly.
A leak investigation, however, is a diagnostic service.
When a roof is leaking, the source is often not obvious and is rarely where the water is appearing internally. Properly identifying the cause requires a detailed inspection, testing, checking flashings, penetrations, laps, drainage points and surrounding areas. In some cases, previous repairs may also need to be assessed.
During a leak investigation, we are:
- Diagnosing the root cause
- Using experience to trace water entry points
- Documenting findings with photos
- Providing a professional assessment
- Recommending the correct long-term solution
That process is a professional service in itself.
Without a proper investigation, any “free quote” would simply be guesswork — and guesswork leads to repeat leaks, unnecessary costs, and frustration.
